General Information for New Residents

Greetings to all residents and homeowners from the Board of Directors of Morningview Homes Association. Welcome, as well, to the multitude of new neighbors in our area this year. We are sure you will find Morningview to be an attractive, pleasant, and safe place to live. Our association consists of 456 homes within the following boundaries:

Morningview Information- Detailed

Trash Collection

In you have any questions or problems with service you may contact Town and Country Disposal directly at 816-380-5595.

Trash will be picked up at the curb.

There is no limit to the number of containers you may put out.

All trash, lawn waste and recyclable material should be placed outside before 6:30 A.M on Thursday or put it out the night before.

Tree limbs should be cut into lengths of 4 feet or less, and tied in bundles not to exceed 2 feet in diameter. Individual limbs must be less then 4 inched in diameter.

Lawn waste must be placed in biodegradeable bags and will not be picked up if in plastic bags.

There are extra fees for special bulky item pick-ups.

Trash will ALWAYS be picked up on Thursday every week even if a holiday falls on Thursday.

Under ordinary circumstances, rather than call a Board member about a missed pick up, please call the disposal service directly yourself at 816-380-5595. However, in the event that the problem has become a recurrent one, or is of an unusual nature (discourteous behavior, etc.) please contact us at once!

Bulky Trash Pick Up

From time to time Morningview may have a bulky trash pick up. Items such as couches, hot water heaters, and will be picked up. Cement and automobiles will not be picked up. For this pick up only all items must be placed at the curb.

In addition the City of Overland Park may also provide both bulky trash pickup and hazardous waste disposal. Watch your mail for details.

Recycling

Town and Country Disposal and the City of Overland Park both provide a curbside recycling service. The pickup is the same day as the normal trash pickup. Please call City Hall at 913-895-6000 to request this service from the city. Please contact Town and Country Disposal at 816-380-5595 to request this service from them.

Drop-off recycling is available as follows:

Newspapers, office paper, phone books, aluminum and Steel cans, #1 and #2 plastic containers, glass containers and laser toner and ink cartridges: Community Living Opportunities, 6900 W. 80th St.

Newspapers only: 95th and Metcalf (N.E. corner by Jiffy Lube), 9510 W. 67th St. (by Monogram Credit)

Used motor oil: All Jiffy Lube and Wal-Mart on 119th St.

Aluminum only: Reynolds Aluminum, 4203 Merriam Lane

Paints, solvents, flammable liquids, pesticides, poisons, acids, corrosives, etc.: Johnson County H.H.M. Facility, by appointment only, call 913-492-0402.

Meetings

Meetings of the Morningview Homes Association are open to all homeowners and residents. They are held the second Tuesday of February, April, September and November. The meetings start at 7:00 PM and are held at the Westbrooke Christian Church 9777 Antioch.

Nominations for officers and board members are accepted at the September meeting. In November we elect the officers, board members, decide on the trash carrier for the following year, and set the dues assessment for the following year.

Assessments

Each November the Morningview Homes Association meets and sets the amount of the assessment for the following year. The majority of the dues go to pay for trash service for the subdivision. The assessment is due on February 1st and is considered late after February 7th. For those who have not paid their assessment the bylaws of the association allow for a lien for the unpaid portion to be placed against the home, in addition to terminating the trash service. (In order to obtain our discount on trash service we must contract for all 456 homes in the subdivision.) The bylaws also allow for late fees to be assessed if the Board of Directors so directs.

"Home for sale" and "Garage Sale" Signs

When looking for that perfect spot to advertise your sale please take that extra minute or two to politely request permission from the owner of the property before you erect your sign. Aside from the fact that it is the neighborly thing to do, Overland Park ordinance requires it! Your signs should be functional, attractive, and structurally sound. Be sure to return to the scene and remove your sign when it has outlived its' usefulness.

Our Morningview Deed Restrictions place a maximum 2'x3' limit on the size of your sign. By Overland Park ordinance signs are not to be posted on any traffic control standards, telephone poles, electric light, power, or other utility poles.

Swimming Pools

Memberships for the Overland Park swimming pools go on sale April 1 at City Hall (8500 Santa Fe Dr.), Tomahawk Ridge Community Center (119th & Lowell), and Matt Ross Community Center (Metcalf and Marty). Use by payment of a daily fee is also available. The pools open May 30th, but the hours will vary while school is in session. To check hours call 913-895-6350. Click here for more pool information.

Community Centers

The city has two community centers: Matt Ross and Tomahawk Ridge.

Matt Ross is located at 8101 Marty Street and is one of the largest community centers in Kansas City.

Tomahawk Ridge is located at 11902 Lowell

Golf Courses

The City of Overland Park operates and maintains 54 holes of golf at the following locations:

Overland Park Golf Club - 12501 Quivira. Consists of 27 regulation golf holes, configured as three 18-hole courses (South, North and West) along with a challenging 9-hole par-3 course. It is one of the most popular and best maintained courses in the area. It's an enjoyable course for all levels of golfers with its well maintained fairways and huge bentgrass greens. St. Andrews Gold Club - 11099 W. 135th St. (K-150), about 2 miles west of U.S.69. An 18 hole course with a well balanced, challenging layout for beginners and scratch golfers alike. The two nines have distinct characteristics: the front nine features wider fairways with water and the back nine challenges golfers with tight fairways, gently rolling hills and winding streams. Deanna Rose Children's Farmstead

The Deanna Rose Children's Farmstead at 138th and Switzer provides numerous activities for both children and adults alike. Here you can meet farm animals face to face, view farm artifacts, and enjoy the beautiful landscaping. The Farmstead is open daily from 9 a.m. to 5 p.m., April 1 to Oct. 31. During the summer (Memorial Day to Labor Day), the Farmstead is open until 8 p.m. on Tuesday and Thursday

Indian Creek Recreation Center (Tennis)

The Indian Creek Recreation Center at 103rd and Marty provides supervised tennis courts that can be reserved, and the services of a tennis pro. Please call Leisure Services (913-895-6350) for information on membership. Other tennis courts are available throughout the City on a first come first served basis.

Indian Creek Bike/Hike Trail

The Indian Creek Bike/Hike Trail follows a greenway along Indian Creek from south of Corporate Woods to Foxhill South Park (I-435 and Mission Road), where it connects to the City of Leewood trail system. The trail crosses under most major streets. No motorized vehicles are allowed. A map of the trail, and the available access points, can be obtained at City Hall or the Community Centers.

Concerts and Art Shows

Watch for the Overview Newsletter published by the City of Overland Park for details on both indoor and outdoor concerts and art shows that are free of charge.

Classes, Leagues and Tournaments

The City of Overland Park has classes in dance, fitness, golf, tennis, swimming, martial arts, etc. Leagues and tournaments are available for golf and tennis. Watch for the Overview newsletter for details, call Leisure Services (913-895-6850), or drop by a Community Center for details.

Pet Licenses

Overland Park does require licenses for pets. Any resident that owns or keeps more than two dogs or two cats are also required to obtain a Special Animal Permit. Please call the 24-hour pet hotline at 913-327-5PET for more information

Vacation Watch

The Overland Park Police Department provides a "Vacation Watch" service. Please notify the Police Department on their non-emergency number (913-895-6000) when you will be out of town. While you are gone they will check the outside of your house three times a day, and also perform extra patrols by your house. When you call be prepared to inform them of whom to contact in case of problems, if anyone will be going into your home while you are gone, and what lights you will be leaving on in the house.

Alarm Permits

The City of Overland Park does require permits for alarm systems. There is a one-time fee of $10 for a permit. Call the Alarm Coordinator’s office at 913-327-6915 to obtain an Alarm User Permit Application. The current alarm ordinance allows for two false alarms in a calendar year. The fees for each excessive false alarm range from $50 to $250.

Automobile Registration

New Kansas residents have 90 days after establishing residency in the state to register their vehicles. They must present their original out-of-state title, their vehicle's insurance policy number, insurance company name and vehicle mileage. If you are not covered by no-fault insurance you must arrange for such coverage.

New Kansas residents must have their vehicle inspected by the Kansas Highway Patrol to verify the identification number listed on the title and the mileage. There is a $10 fee, which must be paid in cash. This can be done at the Division of Motor Vehicles office at 6000 Lamar Ave. on weekdays from 8:00 A.M. to 3:45 P.M.

Automobile registration and personal property tax (which must be paid at the same time as the registration) can also be taken care of at the 6000 Lamar Ave. location. Payment can be made by cash or check. Hours are 7:00 A.M. to 4:45 P.M. For additional information call 913-384-1100 or click here.
